Buying a property can feel overwhelming, whether it’s your first home or you haven’t moved in years. We’re here to make the process straightforward and supportive from start to finish.
We cover Norwich and the surrounding towns and villages – from popular suburbs like Eaton and Cringleford, to towns such as Hethersett, Wymondham, Dereham, Attleborough, Watton and Swaffham, as well as the many villages across Breckland and South Norfolk. Wherever you’re looking, we’ll help you find the right home.
Before you begin viewing, it helps to think about what matters most to you:
Once you know what’s important, we can help you focus on the homes that fit your needs. By registering with us, you’ll be the first to know when new properties come to market. You can:
Over the years we’ve built strong relationships with a number of local professionals who help make the moving process smoother. While you’re always free to use your own, here are some of the services we can recommend and arrange for you:
Solicitors
We work closely with a couple of independent, local solicitors. They might not be the cheapest, but they know the area well and have the experience to keep your sale or purchase moving without unnecessary delays.
Surveyors
Many buyers choose to have a survey carried out for peace of mind, beyond the basic mortgage valuation. We can recommend reliable local surveyors who provide clear, detailed reports to help you make an informed decision.
Mortgage Advisors
If you’re buying with a mortgage, having the right advisor makes a big difference. We can put you in touch with trusted mortgage advisors who offer clear, honest advice and can help you find the most suitable product for your situation.
Buy-to-Let Support
If you’re purchasing an investment property, our lettings arm can help you maximise your return. From finding reliable tenants to full property management, we’ll make sure your buy-to-let runs smoothly from day one.
Before you start viewing, it’s important to know what you can afford. Speak to a mortgage advisor (if you need one) and get a mortgage in principle. This shows sellers you’re serious and helps avoid delays later.
Tell us what you’re looking for – from location and budget to the type of property you’d consider. We’ll match you with suitable homes and keep you updated as new properties come on the market.
We’ll help arrange viewings and guide you through the process. Take your time, ask questions, and think about how each home fits your needs and lifestyle.
Once you’ve found the right property, let us know the offer you’d like to put forward. We’ll handle the negotiations with the seller and keep you updated every step of the way.
After your offer is accepted, you’ll need a solicitor (also called a conveyancer) to handle the legal work. We can recommend trusted local firms if you don’t already have one.
If you’re buying with a mortgage, your lender will arrange a valuation. You may also choose to have a more detailed independent survey done for peace of mind.
Your solicitor will order the searches, raise enquiries, and go through the finer details with the seller’s solicitor. This stage can take some time, as it’s where the i’s are dotted and the t’s are crossed.
This is when everything becomes legally binding. A completion date is agreed, and your solicitor will already have requested your deposit from you beforehand.
On the agreed date, the money is transferred, and you get the keys to your new home. Time to celebrate and move in!
