How can I be sure you can find me a tenant?

At Butterfly Lettings, we ensure maximum exposure for your property by advertising on portals such as Rightmove & Zoopla, as well as our own website. Our proactive approach helps to minimise void periods and maximise rental income.

We would recommend one of our lettings agents accompany viewings, however you are welcome to undertake them if you prefer.

We use a reputable independent referencing company to conduct thorough checks on all prospective tenants. This includes employment

verification, landlord references, and credit assessments to ensure the tenants are reliable.

Energy Performance Certificate (EPC): A legal requirement for rental properties, valid for 10 years. We can arrange an EPC for £85.

Gas Safety Certificate: Required annually for properties with mains gas. We can arrange this for £72. If you are using our Let Only or Rent Collection service there will be an admin fee of £15 taking the total fee to £87.

Inventory: We use an independent inventory clerk to create a detailed inventory. The cost varies by property size, and service you choose. Prices start from £120.

Electrical Installation Condition Report (EICR): We can arrange this report, with costs varying by property size. Prices start from £168 – Contact us for more details.

Smoke alarms and Carbon Monoxide alarms: We can arrange for these to be fitted at a cost from £54.

Letting Fees:

Letting Only Service: 80% + VAT of first month’s rent (96% incl. VAT), minimum £450 + VAT (£540 incl. VAT)

(payable in a single payment at the start of the tenancy).

Rent Collection Service: 80% + VAT of first month’s rent (96% incl. VAT), minimum £450 + VAT (£540 incl. VAT).

Plus 7% + VAT of monthly rent (8.4% incl. VAT)
(deducted monthly)

Fully Managed Service: : 50% + VAT of first month’s rent (60% incl. VAT), minimum £350 + VAT (£420 incl. VAT)
Plus 12% + VAT of monthly rent (14.4% incl. VAT)
(deducted monthly).
