Let Only Service

With our Let Only Service, Butterfly Lettings takes care of every essential step to successfully rent out your property. We actively promote your property, conduct viewings, negotiate the rental terms on your behalf, prepare the tenancy agreement, oversee the tenant check-in, and handle the deposit registration. Our fee for this service is 80% plus VAT (96% incl. VAT) of the first month’s rent, with a minimum charge of £450 plus VAT (£540 incl. VAT). This fee is payable as a one-time payment at the start of the tenancy.

RENT COLLECTION SERVICE

Our Rent Collection Service builds on the features of our ‘Let Only’ service, with additional benefits. In this service, Butterfly Lettings not only handles property promotion, viewings, rent negotiation, tenancy agreement preparation, tenant check-in, and deposit registration, but also takes on the responsibility of collecting the rent on your behalf and pursuing any unpaid sums.

Our fee structure for this service includes

80% plus VAT (96% incl. VAT) of the first month’s rent, subject to a minimum of £450 plus vat (£540 incl. VAT)

Plus a 7% plus VAT fee on all ongoing rents (8.4% incl. VAT).

The ongoing rent collection fee is deducted from the rent on a monthly basis.

FULL PROPERTY MANAGEMENT SERVICE

Our Full Property Management Service is our most comprehensive and popular option. It includes everything offered in our ‘Let Only’ and ‘Rent Collection’ services, with the added advantage of complete property management.

This service includes:

  • Regular property inspections to ensure the property remains in good condition.
  • Prompt resolution of any maintenance issues to safeguard the value of your asset.
  • Continued management of rent collection and tenant relations.
  • Our fee for this all inclusive service is

    50% plus VAT (60% incl. VAT) of the first month’s rent, subject to a minimum charge of £350 plus VAT (£420 incl. VAT)

    Plus 12% plus VAT of all ongoing rents (14.4% incl. VAT).

    The ongoing management fee is deducted from the rent on a monthly basis.

ASSURED SHORTHOLD TENANCIES

Most clients choose to let their properties using an Assured Shorthold Tenancy (AST) agreement for an initial fixed term of either six months or a year, with the possibility of renewal thereafter.

This type of tenancy provides landlords with increased stability, as it tends to attract tenants who are more likely to stay for longer periods. This reduces the risk of frequent void periods and helps maintain a steady rental income.
